Which Is Better, a 15-Year or 30-Year Loan?

In Buying a Home, Houston Energy Corridor, Houston Real Estate Agent, Investment Real Estate, Selling your home, West Houston on July 9, 2015 at 4:06 pm

Which Is Better, a 15-Year or 30-Year Loan?

The 15-year mortgage offers you a chance to save thousands of dollars over the life of the loan. This is because the interest rate is typically lower and amortization is half that of the 30-year loan, which means that the total interest paid on the 15-year note, as compared to a 30-year note, is significantly less because of the shorter borrowing period.

Put another way, a 15-year loan accrues principal much more quickly than a 30-year loan, so you get to own your house in half the time.

However, because you are building equity faster and paying down the loan sooner, a 15-year mortgage requires higher monthly payments.

Get a lender to help you calculate the overall savings of the 15-year loan versus the 30-year mortgage. In the end, though, base your decision on your circumstances and overall financial plan, such as whether you are nearing retirement age and also will have to shell out college expenses for children, in which case a 15-year loan may not be for you.  Remember that your spending habits, budget, and financial goals should all be considered before making a final decision.

How to Avoid Costly Repairs with Inexpensive Maintenance

In Buying a Home, Houston Energy Corridor, Houston Real Estate Agent, Real Estate Investment, Selling your home on June 1, 2015 at 1:53 pm

In our quest to help homeowners save money while avoiding the disruptive headaches of costly repairs and breakdowns this summer, your RIS Consumer Confidant sought the advice of Summer Mandell at The Texas Association of REALTORS® (texasrealestate.com)

Mandell says first-time homeowners can avoid some costly mistakes by doing routine home maintenance that protects their investment. Check out her basic home-maintenance checklist to help get started.

  • Check gutters regularly to make sure they’re properly attached and clear of sticks and leaves. Also confirm the flow of water from your gutters is away from your home to avoid foundation damage.
  • Test smoke and carbon monoxide detectors monthly. Experts also recommend changing batteries when you change the clocks in the fall and spring.
  • Change filters in your home at intervals recommended by your HVAC manufacturer, especially if you have allergies or pets. And arrange for seasonal checks on the heating and cooling system to avoid emergency repairs.
  • Hire a tree-service company to inspect trees on your property to identify weak limbs that should be cut before a storm.
  • Toilets that run and faucets that leak when not in use are wasting your water. Sometimes you can fix these problems yourself, but hire an expert if you’re in doubt.
  • Check the water supply hose to your washing machine, which can leak and cause expensive damage.
  • Clean the dryer vent regularly – not just the lint trap – which should be cleaned often, too. Clogged dryer vents can be a fire hazard.
  • Clean around the vents and coils underneath and behind your refrigerator to support its efficiency. Also check for gaps when it’s closed to make sure your cool air isn’t being wasted.
  • Check your doors, garage door, windows, and any places where pipes and wires enter the structure for gaps and cracks. Replace weather-stripping that’s missing or in disrepair and add caulk where needed to keep heat/cool in and keep bugs and small creatures out.

Parkway Villages Entrance

In the Heart of the Energy Corridor just off Eldridge Parkway and south of Briar Forest is Parkway Villages.  A small collection of gated subdivisions that  offer different sizes and price points for everyone.  From executives to the recent graduate working for BP, Citgo, Shell, Worley Parsons, ConocoPhillips,KBR or any of the other many engineering & oil companies located in the area.

Enclave Lakes offers stately homes in a secluded gated lake community with beautiful waterfalls and many of the homes backing up to the Terry Hershey nature reserve.  Homes in this section of Parkway Villages  range in size with lots as large as an acre and homes  from 4000 to over 8000 square feet.

Laguna Springs is a small exclusive gated section where all the homes surround a beautiful small lake and waterfall.  Most homes are mediterranean in style and  range in from 3000 to 4000 sq feet the lot sizes are generous and most homes offer a pool or have room for a pool.

Just across from Laguna Springs is Madera Vista the homes in this beautiful little hamlet are all medetirrean style two-story homes  perfect for people that want a nice sized home but don’t really care for the much yard work.

Maple Run& Tracewood Park are also both gated enclaves that offer homes ranging from 3000 to 4000 sq feet.  These quiet subdivisions are located just off Parkway Plaza drive .   Every home is unique in style with homes from traditional brick to mediterranean stucco style homes.

Driving a bit farther down Parkway Plaza Drive from Eldridge Parkway you will next find The Retreat to the left.  The homes in this cozy little neighborhood  are all traditional brick homes from one to two stories with nice yards and plenty of mature trees.

Sienna Cove, Windsor Cove and Charlton Park are the next three gated hamlets  you will find as you drive along Parkway Plaza in Parkway Villages.   Each of these neighborhoods has it’s own unique style with one to two-story homes ranging in size from 2000 to 3000 sq feet.

The Villas and The Courts are also both gated subdivisions built in late 90’s and early 2000’s.  These are some of the “newer” homes in Parkway Villages.  The Courts offering more one and two story homes and The Villa’s all one story homes.  The Courts are  located on Parkway Plaza just off Briarforest and The Villa’s are tucked away located off Swiss Hill Drive.

Parkway Villages also offers two townhome developments.   Park on Enclave and Baldwin Square.   Ranging in size from 1700 to 2600 square feet both great places for those that want to live Parkway Villages but prefer the convenience of smaller yards.

BP America Lake & Building in Houston Energy Corridor

Houston’s Energy Corridor is host to many of the largest employers in the energy sector in the world.  Companies like Shell Oil, BP America, Exxon Mobil and Citgo are just a few of the major employers located in Houston’s Energy Corridor. TheEnergyCorridor.org is a good resource if you are looking for a complete list of employers in the area.  The website also includes a 2012 Energy Corridor Land Use and Demographics Report   an 2025 Forecast Report.

Having so many major employers located in West Houston’s Energy Corridor has contributed to a healthy real estate market in the area.  While much of the country has seen depreciation in home values many of West Houston’s homeowners have seen  their homes appreciate.   If you are buying or selling real estate in West Houston call an expert in the area.   I have lived and worked in West Houston my entire adult life as a real estate professional specializing in West Houston and Houston’s Energy Corridor I can help you make a sound investment.

Residents of West Houston’s Energy Corridor can enjoy Premium World-Class Cigars at Cigar Towne located in the heart of the Houston Energy Corridor . Cigar Towne is located near  Terry Hershey Park at 1127 Eldridge Parkway #500
Houston, TX 77077 (281) 752-4427

Cigar Towne also offer offers 40 climate controlled lockers, humidors, lighters and cutters of all shapes and sizes.

Cigar Towne offers more than just premium cigars and accessories.  The store offers a great experience and a great atmosphere.  It is a cigar aficionado’s dream from the oversized leather chairs to a full-size flat screen. You are immersed in a cigar lover’s dream. It does not matter if you are a beginner in the world of cigar culture or have a more refined palate you will enjoy the experience. At Cigar Towne sit, relax and rewind unencumbered by time. Turn the cell phone off and dance in the pleasure of a fine cigar.

As a woman I found the following article by a Psychiatrist a bit alluring. He resurrected the Freudian icon and gives it a new twist,

“The good cigar experience is most sensual; the beauty of the well-made cigar appeals to the eye, the firm construction to the touch and the fragrance (one of the most masculine of aromas) to the sense of smell. And a good cigar can appeal to taste as much as a vintage wine.”  (1994 Cigar Aficionado Opinion: A Psychiatrist’s Prescription by Charles Carluccio.)

Sigmund Freud said two things worth while, “Sometimes a cigar is just a cigar and the second if you do not pay you do not get better.” I do not know about number two but at the Cigar Towne a cigar is never just a cigar.

Cigar Towne  hosts monthly events featuring popular and boutique brands of cigars.  The next event will be January 13th, 2011 featuring La Flor Dominicana cigars.

Where can I find a good Mexican Grill in Houston’s Energy Corridor ?

In Local Business, Restaurants & Shops, Restaurants & Shops on July 2, 2010 at 1:12 pm

Pablano’s Mexican Grill This is a great neighborhood restaurant located in the heart Houston’s Energy Corridor. For more information and events visit HoustonEnergyCorridor. It is located at 1250 Eldridge #100, Houston Texas 77077 Pablano’s offers fresh mexican food prepared when you order. Friendly fast service. Poblano’s is not a chain it is privately owned and operated and you will find the owners there everyday.

“At Poblano´s, the Motto is “fresh and quality food at reasonable prices” and if we do not have any item on the menu that you are looking for, we will gladly prepare it for you.” This is absolutely true! I like my fish tacos in a hard crunchy shell even though it is not on the menu they come to me exactly the way I like them! And for anyone else out there that is a fish taco connoiesseur these guys do them right – fresh and tasty!

Not only do they offer great food and a full bar they also have lot’s of great entertainment including live music and big screen TV’s with sporting events. During the summer you can sit on the patio and enjoy good food and a cool drink. Pablona’s offers a full bar and they know how to make a good margarita which is in my opinion very important to a good mexican restaurant.

Fridays – Live Music: Salsa, Merengue, Cumbia, Latin Jazz

Saturdays Live DJ

Happy Hours everyday 3pm – 7pm

They also have a Giant screen pay per view for major sporting events.

At Poblanos you will find the feel of Mexico with our authentic recipes that will leave your experience breathless…
